What does a full-year lawn care program include?

A full-year lawn care program is a scheduled series of treatments timed to the growth cycle of cool-season turf. Simply Turf builds that schedule around tall fescue and the heavy clay soils of Loudoun, Fairfax, Prince William, and Fauquier counties, not around a national calendar.

A standard program runs visits spaced roughly every six to eight weeks from early spring through late fall, priced by lawn size. There's no contract, so you pay per application and can stop any time. Three kinds of work carry the program.

• Lawn fertilization uses organic-based, slow-release nitrogen so the turf feeds steadily instead of surging and crashing.
• Lawn weed control starts with a spring pre-emergent that stops crabgrass before it germinates, then handles broadleaf and summer weeds as they appear.
• Aeration and overseeding is the fall work that opens compacted soil and adds new grass plants, which is the only way a thin lawn gets thicker.

What does the program do in each season?

In each season the program does what cool-season grass actually needs, and in Northern Virginia that means fall matters more than spring. We sit in the transition zone, where turf does its real growing in cool soil and spends July and August just surviving, so our Northern Virginia lawn care calendar is built around fall.

• Early spring brings pre-emergent crabgrass control, timed for when soil at two inches hits roughly 55°F, which is mid-March to early April here, along with the first feeding.
• Late spring covers broadleaf control for dandelion, clover, and chickweed while they're actively growing, plus a measured feed that avoids soft growth heading into the heat.
• Summer is about survival rather than pushing growth, with lighter feeding while we manage heat and drought stress, brown patch on tall fescue, nutsedge in wet spots, and Japanese stiltgrass along shaded edges.
• Fall is the biggest window, running late August through October, with core aeration, overseeding, and the heaviest feeding while the soil is warm and the air cools.
• Late fall finishes with a winterizing feed that goes into root reserves and produces an earlier, deeper green-up the following spring.

Why does clay soil change the schedule?

Clay compacts, and compacted soil starves roots of air and water even after heavy rain, so turf on an unaerated lawn here stays shallow-rooted and gives up early in summer. Core aeration pulls plugs that let the soil breathe, and compost topdressing adds organic matter that keeps clay from tightening back up.

Clay and heat also settle the seeding question. Spring-planted seed rarely survives its first Northern Virginia July on a few weeks of root growth, while fall seed gets two cool seasons to establish first. A lawn that needs thickening cannot be fixed in April.

What is included, and what is not?

The program covers the soil and the grass plant and stops there, because Simply Turf is a turf-health specialist rather than a landscaping generalist. Turf work is a licensed trade, and doing it right means knowing products, rates, and timing well enough to change the plan when the lawn changes. • The program includes fertilization, pre-emergent and post-emergent weed control, fall core aeration, overseeding with improved grass varieties, and a condition check on every visit.
• Compost topdressing for compacted or thin soil and mosquito and tick control for the rest of the property run alongside it, priced separately.
• It does not include mulching, leaf removal, shrub and tree care, irrigation, or hardscaping, and mowing is a separate service.

How is Simply Turf different from a national franchise?

The differences are structural. Simply Turf is locally owned, has operated out of Gainesville since 2019, and works only in Northern Virginia, so timing follows local soil temperature and what crews see that week. Every treatment is made under a Virginia pesticide business license by a VDACS-certified applicator.

How long does it take to see results?

Expect visible change in color and weed pressure two to four weeks after the first application, and a clearly better lawn by the end of the season. A neglected or badly thinned lawn realistically takes two full years, including two falls of aeration and overseeding.

Fertilizer makes existing turf greener, thicker, and more drought-tolerant, but it cannot fill bare ground. Density comes from seed, so fall overseeding is what sets the pace on a thin lawn.

Some problems no program fixes, and we'll say so rather than sell you another application. Deep shade never matches full sun, drainage and grading problems keep failing in the same spots, and mowing too short in summer thins tall fescue.
