Why is weed pressure so heavy on the west side of Haymarket?
Haymarket is where the subdivisions stop and open country starts, and that country is the seed source. Hedgerows, old pasture, and the slopes below the Bull Run Mountains set crabgrass, foxtail, thistle, and stiltgrass every year. Our weed control program is built for repeat arrivals, the same fight Warrenton customers have on acreage.
- Pre-emergent goes down mid-March to early April, before soil at two inches hits 55 degrees. Crabgrass timing is unforgiving.
- The tree line strip gets extra work, since that damp shade is where Japanese stiltgrass starts.

On Haymarket's slopes and clay we feed for density, so thick fescue crowds out whatever blows in off the fields. Our fertilization program uses organic based, slow release fertilizers, because quick release nitrogen on a sloped Piedmont clay lawn is one hard rain from leaving.
What should fall look like on a larger Haymarket property?
Core aeration comes first and seed second, from late August through October. Aeration and overseeding pulls plugs out of the clay so seed lands in real soil, and fall is the only seeding window that works here. On the bigger lots it's the year's most valuable day. Soil that has worn out may also need compost topdressing, which adds organic matter to the clay and helps it hold water and nutrients, as on newer Bristow builds.
Ticks, mosquitoes, and the property line.
If your yard backs to woods, pasture, or a creek, ticks are a concern all year, and Haymarket has plenty of that edge. Our mosquito and tick control targets shrub lines, leaf litter, fence grass, and standing water. One Dominion Valley family with a wooded back yard had stopped using the back yard by July. A season later they were eating on the patio and asked us to add tick coverage for the dog.
