Why does an older Herndon lawn thin out despite feeding?
Nine times out of ten the problem is packed soil. Decades of foot traffic and dogs cutting the same corner have compacted the clay, so rain sheets off and fertilizer stalls in the top inch. By July those strips go off color and crisp.
- We start with core aeration and overseeding to open the soil.
- Compost topdressing adds organic matter to clay that has gone without it for forty years, and it feeds the soil.
- Then we keep up steady fertilization with organic based fertilizers.
Older and newer Herndon lawns need opposite work.
Older lawns need decompacting, and newer ones need soil built from scratch. The newer grass out toward Dulles sits on stripped subsoil that dries fast and burns through nutrients, so we build soil first, as in Ashburn. Franklin Farm, McNair Farms, and Fox Mill Estates have both kinds.
When should aeration and overseeding happen in Herndon?
Late August through October, and effectively never in spring. A September seedling gets two mild seasons to root before real heat, while April seed gets eight weeks and dies in its first July. Which weeds take over a thin, compacted lawn here?
Crabgrass first, then whatever the shade allows. For all three below, our weed control comes down to timing.
- Crabgrass fills baked clay along driveways, sidewalks, and curb strips. Pre-emergent timed to soil temperature goes on when soil at two inches nears 55°F, usually mid-March to early April.
- Japanese stiltgrass runs the shaded edges, such as back fences, behind the shed, and under old foundation shrubs.
- Nutsedge fills low spots where compacted clay holds water, which signals a drainage problem.
Mature yards hold mosquitoes and ticks longer.
