What makes an Ashburn lawn its own problem?

Two forces pull in opposite directions here, high expectations of tidiness and a very young soil profile. Ashburn went up neighborhood by neighborhood, so the lawns arrived with the houses, graded flat and sodded onto leftover subsoil. An HOA judges what shows from the street, meaning even green color, a defined edge, no dandelions in April, and no straw patches in August. Compacted subsoil undermines all four, because water runs off instead of soaking in, and the strip along the driveway thins first. Thin turf is where crabgrass and Japanese stiltgrass establish, so density is the real weed control.

How do you fix builder soil without tearing out the lawn?

You open it up and rebuild from the top, one fall at a time. Core aeration and overseeding pulls plugs through the compacted layer so air, water, and seed can get below the surface. The window doesn't move, running late August through October, because spring seeding dies in its first Virginia summer, as our aeration guide explains. On the roughest lots we add compost topdressing, which is the closest thing to replacing the topsoil that construction removed. Two or three fall cycles and the lawn stops collapsing in August. One cycle helps but doesn't finish the job.

What does a full year look like here?

Two good growing seasons separated by a stretch of survival. Nearly every Ashburn lawn is tall fescue, which wants cool weather and moist soil, and July and August offer neither.
