Why do so many Bristow lawns stall out after a few years?

Because the topsoil is gone. When the Linton Hall Road corridor was built out, grading crews scraped off the dark, biologically active layer and set the houses on subsoil that heavy equipment packed down on purpose — a stable pad is the point. Slowly, and mechanically — no liquid undoes compaction. The plan on newer Bristow lots is core aeration and overseeding every fall between late August and October, pulling plugs two to three inches deep so air, water, and roots reach the packed layer, then compost topdressing while the holes are open. Expect a noticeable difference after the second fall and a different lawn by the third — and spring is the wrong time to attempt it. Which weeds take advantage of thin builder turf?

Crabgrass first, then nutsedge and Japanese stiltgrass — and each one tells you something about how the lot was graded. Our lawn weed control handles all three, but on thin builder turf the durable answer is density, because weeds fill space the grass isn't using.

• Crabgrass on the sun-baked high side of a lot: pre-emergent before soil hits 55 degrees at two inches, mid-March to early April.
• Nutsedge in the low pockets and downspout lines grading created to shed water off the foundation.
