Why do lawns in older Manassas neighborhoods thin out?
Almost always because of what is under the grass, not what is on it. What decades of compaction do to Manassas clay

Can grass grow under a mature Manassas shade tree?

Moss is a symptom, not the disease. It shows up where turf has given up, and here that means heavy shade, compacted clay holding surface moisture, and low fertility all at once. Kill the moss without fixing those three and it returns.
